Recognizing the scale of the development, the architecture breaks the building into a series of distinct volumes rather than presenting a single monolithic façade. This approach creates a more comfortable pedestrian experience, reflects the rhythm of a traditional main street, and establishes an architectural scale that complements the surrounding neighborhood.

As the community continues to evolve, one of the ground-floor commercial spaces has been planned to accommodate a future satellite campus for a regional university, creating opportunities for lifelong learning and strengthening the connection between education, housing, and the local economy.

Housing Designed for Community

The residential experience was designed to serve a diverse population, including market-rate residents, young professionals, and future university students. Promenade at Town Center embraces this challenge through the use of Insulated Concrete Form (ICF) construction, creating a highly durable building capable of withstanding extreme weather events while significantly improving long-term performance.

The concrete structural system, insulated on both the interior and exterior, provides exceptional resistance to hurricanes and severe storms while delivering superior thermal performance, acoustic separation, and energy efficiency. The result is a quieter, healthier, and more resilient living environment that reduces operating costs and enhances occupant comfort throughout the year.

Mechanical and building systems were intentionally simplified and selectively exposed where appropriate, reducing construction complexity while improving long-term maintenance, adaptability, and sustainability.

Architecture Inspired by the Florida Coast

The architectural expression draws inspiration from the natural beauty of Florida's Atlantic coastline. A restrained palette of white stucco reflects the brightness of seashells and coastal light, while accents of turquoise evoke the surrounding ocean and expansive skies. Warm wood elements introduce texture and human scale, creating a welcoming environment that balances contemporary design with the relaxed character of coastal living.

Native landscaping—including palms, coastal plantings, and locally inspired materials—extends the architectural language into the public realm, strengthening the connection between the building, Central Park, and the surrounding community.
